Poland in Tiner's sights
The Portuguese developer Tiner, which both develops and constructs distribution and logistics centers, retail parks, shopping malls and residential buildings, is to mark its entry to Poland with a warehouse complex for logistics operators in K¹ty Wroc³awskie, near Wroc³aw in the southwest of the country.
The scheme will cost around z³.220.3-264.6 (e50-60 million) to develop and will eventually employ around 200 people. The company is also currently negotiating to purchase plots on which it is planning to construct apartment buildings in Warsaw.
"This market is very interesting for us," said António Marques Varela, the company's founder, from its headquarters in Lisbon. "We believe that it will achieve its maximum potential in five years time."
Tiner's broader strategic goal in this country will also involve developing factory outlet centers and retail parks on the outskirts of major cities. Varela believes that Poland is a "brand new market" for such schemes and is confident that Tiner's approach to design will help secure a niche for his company in this country. He is also committed to establishing a long-term presence here.
Of the company's first investment in Wroc³aw, John Palmer of CB Richard Ellis acknowledges that it is certainly timely: "The plus is that they're going to build logistics centers whore many developers aren't. There's strong demand in that area and major investors such as Volvo and Bosch are established there. I'm sure they [Tiner] will be welcomed."
